What Are The Different Types Of Commercial Roofing Systems?
There are a lot of different commercial roofing systems that can be used. If you need to replace the roof of a commercial property, you need to know about the different commercial roofing systems available on the market. Each of these systems will have pros and cons that you need to know about before you make any decisions.
Spray Polyurethane Foam Roofing
If you are a business that is environmentally conscious, you should look at spray polyurethane foam roofing. This roofing is ideal for any commercial or industrial property and many manufacturing properties will also have this roofing system. The material of this roofing system will be sprayed as a liquid which will then expand into a foam. As the foam expands a solid layer will be created on an existing roof.
It is important to note that this is not the most common type of commercial roofing system. However, the technology has been around since the 1960’s and has been in use since this time. The pricing for this roofing system will vary depending on the thickness needed and the size of the roof.
The primary benefit of SPF roofing is that it is energy efficient as it provides a thermal and moisture barrier. The foam material is also very durable and when expanding will decrease the chances of splitting and cracking. The roofing system is also completely seamless which removes the most vulnerable parts of any roofing system.
When this roofing system is used, there will be minimal stripping of the original roof which reduces the waste of replacing your roof. The materials which make up this roofing system are also completely environmentally friendly. The roofing is free of chlorofluorocarbons, low in the emission of VOC’s and ODP’s while having ultra-low global warming potential.
Single-Ply Membrane Roofing
One of the time-tested commercial roofing systems that you can get is the single-ply membrane roofing. This type of roofing will make use of sheets of rubber and other synthetics which can be mechanically fastened, ballasted or chemically adhered to the insulation layer of the roof. This will create a protective layer on your commercial property.
This type of roofing is actually the most commonly used for commercial properties. There are a number of different types which have been designed to match different roofing budgets. This type of roofing system will be cheaper than the more environmentally friendly SPF which is something that many businesses have to consider.
The primary benefit of this roofing is the track record that it has. This roofing has been used on commercial property for years and been tested by different laboratories to ensure that it works correctly. The roofing is also Class A fire-rated which is important to keep insurance costs down and to protect your business. The TPO version of the roof is highly reflective while the EPDM is darker and this can be very helpful depending on your business needs.
Metal Roofing Systems
One of the oldest types of commercial roofing will be metal. Most of the metal roofing systems used on commercial properties will be corrugated galvanized steel, but there are other metals which are used such as aluminum. Metal roofing systems are lightweight which means that you can install them over an existing roof without any problems.
When the metal roofing system is installed, a waterproofing and rust protection layer will need to be applied. You should also ensure that the roofing has UV protection applied to ensure that it lasts for longer. The price of this roofing system will vary depending on the metal being used and the style of the metal panels you are looking at.
The primary benefit of this roofing system is the stability that it offers as it can withstand high winds as well as snow. There are also a number of color as well as material choices which ensures that your building can match your branding. Metal roofing systems are also fire resistant and they will not promulgate fire events.
Shingle Roofing Systems
When people think about shingle roofing, they will immediately think of residential properties and not commercial ones. However, shingles are also used on commercial properties which have a steep slope to their roof. Shingles can be made from a number of different materials including metal, plastic, wood, and slate.
When looking at shingle roofing systems, it is important to know that there are 2 common types that you can choose from. The first is the asphalt shingle which is the more common of the 2 and will be the more cost-effective. The second is the architectural shingle which is heavier for additional durability and comes with better weatherproofing. This type of shingle will generally come with a lifetime warranty compared to the 15 to 30-year warranty on asphalt shingles.
The primary benefit you find with shingle roofing systems is that they are very easy to repair. Small areas of damage can be repaired without having to replace large sections of the roofing system. Shingle roofing is also very durable and some types are Class IV hail ratings which are ideal for certain locations.
Built-Up Roofing Systems
The built-up roofing system has been in use for over 100 years and is still common among certain commercial properties. These systems are more commonly referred to as tar and gravel roofs as they are created with alternating layers of tar and supporting fabrics. You have the ability to choose the number of layers that are installed and the final layer will be stone or gravel.
This will create a flat roof which is something that you need to consider. Flat roofs can have additional maintenance needs if your business operates in an area with heavy snow or rain. In these areas, you should consider a roof that has a pitch.
The primary benefit of this roof is the fact that it is waterproof and completely seamless. This roofing will also provide good UV protection as the layers limit the rays which can infiltrate the building. Overall, this roofing system will have low maintenance needs.
