Types of Commercial Roofs

As a business owner, you need your livelihood to be protected. One of the most basic ways you can do that is with a solid roof over your place of business. Phoenix roofing contractors know which are the best types of roofs, and for the most part, they’re broken into two categories.

Steep-slope Roofing

As the name implies, these roofs have a steep slope and are designed for watershedding. To qualify, the roof needs to exceed a 14º angle. While we don’t necessarily need this type of roof in the Sonoran Desert, we still see roofs like this in the Valley of the Sun.

Types of steep-slope roofs include asphalt shingles, clay and concrete tile, metal roofs, slate, wood shakes and shingles, and synthetic materials. These roofs are usually applied in a shingle style, a piece at a time. These are built in three layers:

Roof deck: This is the structural beginnings of a roof and is usually a wood-based material such as plywood or oriented strand board.

Underlayment: This provides protection to the structure while the roof is being installed, and it also provides a second layer of weather protection once the final layer is added. It is sometimes referred to as felt or paper.

Roof covering: This is the final part of the roof, the one seen by the world.

Low-slope Roofing

Commonly used by Phoenix roofing contractors in Arizona, low slope roofs have less than a 14º angle. The low-slope systems, or membranes, fall into five categories: built-up roofing (BUR), metal panel, polymer-modified bitumen, single-ply, and spray polyurethane foam based (SPF).

Built-up roofing (BUR) is a tar and gravel roof. Phoenix roofing contractors use alternate layers of bitumen, typically coal tar or asphalt, and reinforcing fabrics to create a common membrane. The top layer is covered with rock and gravel, which holds the roofing materials like a ballast and prevents UV damage. Because of the slope, BUR systems require effective drainage to reduce water after rains. These roofs generally last 10–15 years.

Metal panel roof systems can be zinc, aluminum, stainless steel, coper, lead, tin, or some mix of any of those metals—and more. These are a go-to roof because they are low maintenance and have a long lifespan of 30–45 years when properly maintained. Because metal is susceptible to rust, these roofs must be treated with a protective coating that withstands sun and rain.

Polymer-modified bitumen sheet membranes are composed of reinforcing fabrics and hot polymer-modified bitumen in layers. They are usually installed as a two-ply system and can last up to 30 years. Due to the materials used, these are often referred to as rubber roofs.

Single-ply membranes come in two types: thermoplastic and thermoset. They are factory produced in a sheet. Thermoplastic membranes can be repeatedly heated and cooled; they soften when heated and harden when cooled. Thermoset membranes, on the other hand, permanently set when heated. These roofs last between 10 and 15 years.

Spray polyurethane foam-based (SPF) roofing is created by mixing and spraying a two-component liquid. The thickness of the roof can vary based on the desired slope and level of thermal resistance. Built in two layers, the first layer is rigid foam insulation and the second is a protective coating. Foam roofs can last 20 years with no coating and no maintenance, but when a protective coating is included, they can last the life of the building.

Of all the parts of the house, the roof is perhaps the one component that most residents tale for granted. We just assume that the roof is doing its job. We have a roof over our heads, so it doesn’t matter if it’s raining hard, snow is falling, or if the sun is shining relentlessly. It’s only when we notice there’s a problem that we call the roof experts to fix things. These mistakes can then end up in eventual problems and premature failure or aging.

Even the materials that will be installed should be properly prepared. For example, the sheets must first be relaxed properly before they’re installed.

3. Ponding water. Among all types of roofs, ponding water is a very prevalent problem. This is especially true when it’s a dead-level roof. There should be some active measures to prevent this sort of thing. And before this problem is repaired, care must be taken that its cause is determined. If the cause isn’t discovered, then the ponding can reoccur eventually.

Potential causes of this problem can be HVAC units that don’t have condensate drain lines. The drains should also be inspected so that any dirt, silt, and debris can be removed.

4. Improper repairs. It’s not always a good idea to engage in DIY repairs, especially when the problem is serious and you’re not really sure what you’re doing. You may just as like make things much worse.

One common mistake some homeowners make is with metal roofs, when they use caulking and plastic roof cement and other improper materials. These things are not designed for repairing metal roofs, so even a small problem can become much more serious. And while a 5-gallon container of plastic cement can work with a built-up roof, using it for a single ply-membrane can damage the roof altogether.

5. Blistering. Other problems of this type include splitting, ridging, and surface erosion. Metal roofs can become rusty or loose, and these will need to be fixed immediately.

6. Lack of maintenance. It’s easy to ignore the roof, but it should be inspected regularly so that very small problems can be detected and foxed before they become more serious. Often, the roof repair specialists are called in for expensive problems that could have been avoided had there been regular inspections for the roof.

7. Reduced wind resistance. This can be indicated by tenting and billowing and these types of damage can also result in reduced puncture resistance.

Make Sure Your Roof is Getting Installed Correctly

 

Some roof installers go about their business the wrong way, and you end up paying for their mistakes. Here’s how roofing company in Phoenix does the job properly.

For some homeowners, the need to save money may tempt them to just go with the roofers that charge the lowest prices. In some cases, residents may even be brave enough to do the job themselves. But often these strategies backfire, and they end up paying a lot more. And they waste so much time doing so. They could have saved money and time with an experienced roofing company in Phoenix.

But how do you know that a Phoenix roofing contractor is installing your roof correctly? While there are some differences, in general a good and conscientious roofer will observe the following guidelines:

1. Protecting the property. Installing a new roof isn’t supposed to be a casual affair. It can damage the rest of the property, which is why the rest of the house should be fully protected during the entire procedure. The walls, siding, and even the plants should be covered by protection plywood and tarps.

2. Removing the previous roofing materials. Before the new roof can be put in, obviously the old roof must be removed first. All the old shingles must be taken away.

3. Inspecting the wood decking. Once the shingles are out of the way, the roofer can then thoroughly inspect the wood decking. This is the part of the house that provides a solid base for the roofing structure. And that means all the rotted, wet, or soft wood must be replaced.

The roofer should also make sure that the wood sheeting is properly attached to the roof rafters. Quite a few roofing “specialists” don’t even bother to check whether there are missing nails when they’re removing the old roofing materials. So they neglect to re-nail the old wood decking when they put in the new shingles. And while the immediate end result may look good at first, after only a few roofs this mistake can result in lots of bumps in the new roof.

A really good roofing contractor will make sure the roof is fully secured by re-nailing the entire wood decking.

4. Preparing the roof surface. This is really a 3-step process. The first step involves putting in the drip edge at all the edges of the roof. The drip edge is what keeps the rain from getting under the new roofing material through the edges.

Then a special kind of roofing underlayer is put in. It’s called an “ice and water shield” and it sticks to the wood decking so that there aren’t any water leaks afterwards. This must be put in at the roof bottom and at all roof penetrations such as the roof connections, the flanges, and the chimneys.

Finally, the roofing felt is installed to cover the rest of the roof. This keeps the shingles from sticking to the roof.

5. Laying the new roofing material. When the base of the roof is finally ready, the roofer can now lay out the new roofing material. There are two basic types of roofing systems. The low slope or flat roofing systems include built-up roof (BUR) membranes, thermoplastic membranes like PVC, and SPF roof systems.

Then there’s steep-slope roofing, which include slate roofing, asphalt shingles, metal roofing, wood shakes and wood shingles, clay tiles, and concrete tiles.

6. Cleaning up the site after the installation. The rule for every proper roofing contractor is simple: you leave the workplace cleaner than when you first came in. So if the installation of the new roof needs several days, then the cleanup should be done daily. It just looks better, and it makes the homeowners feel better too. And making the customer feel better is part of the job.

7. Doing a final inspection. Once the installation is totally done, then a final inspection must be completed. This isn’t just a cursory once-over. It’s a meticulous inspection that makes sure the roof installation is done right and the customer is completely satisfied.

Spot the Signs of a Bad Roof

With proper maintenance, your roof can last for quite a while so that it can actually work as it was intended. But even with proper maintenance, a roof won’t last forever. It’s why we our maintenance procedures include looking for signs of roof replacement Phoenix residents need to be prepared for.
So what signs should you look for? While only an experienced roofing expert will know for sure, here are some signs that indicate that you may need to replace your roof soon:
1. You visit the attic (don’t forget your flashlight!) and you see outside light showing through the roof. And while you’re there, check for other signs as well. These include dark spots and trails where water has seeped and other signs of water leaks and damage. Find spots where the roof deck appears to be sagging. The more of these signs are noticeable, the more likely it is that you need a new roof.
2. Your shingles can also help indicate that a new roof is imminent. Take a close look at your shingles, and see if there are any buckling or curled shingles especially among the ones that receive direct sunlight. These are signs that your shingles are at the end of their expected lifespan (or that your previous installer put in a defective roof).
3. It can also be a bad sign if you have missing shingles, especially when they’re missing in the “valley” area of the roof. This is the area where the rain and the snow flow into the gutters, so if your valleys are damaged then you’re going to get roof leaks.
4. Your gutters are filled with shingle granules. These things look like big grains of sand, and they’re a sign of an old roof that will need a replacement soon. Some parts of your roof may also display a darker or an inconsistent color, and these are signs that the granules have been worn away.
5. Your roof is more than 20 years old. The typical roof will last somewhere about 20 to 25 years, so once you go past 2 decades then you’re in the red zone. Even though you may think that nothing’s really wrong with your roof, if it is 25 years old then you really have to get it replaced.
6. Other houses in your neighborhood are replacing their roofs. In general, houses that were built at around the same time will have roofs that last the same period of time. So if many of your neighbors are replacing their roofs, then you really have to think about it too.
7. Your roof just looks really worn and really old. If it looks that bad, then a total replacement may be necessary to make it look good again.
