<p class="MsoNormal" style="text-align: left;">From my years fixing leaky roofs in Phoenix and the surrounding area I have come to realize that not all water damage is coming from your roof. I&#8217;ve been on countless calls where the homeowner swore up and down that the water has to be coming in from above only for our inspection to turn up nothing. Now inspecting these supposed leaking roofs isn&#8217;t free of course, so I&#8217;m writing this to give you some other possibilities to consider before calling out the pros.</p>

<p class="MsoNormal">Leaking Doors and Windows</p>
<p class="MsoNormal">Because of the way wood soaks up water, a leaking door or window can make it appear as if your water damage is coming from the ceiling down when in reality it&#8217;s coming from your door or window up towards the ceiling. If the sealant around the top of your door or window has been compromised water will enter the area, be soaked up by the wood and travel up the wood. This will create a teardrop pattern of damage above the affected area. Unfortunately leaking roofs cause this same pattern as water drips down and pools above the door or window so the only way to determine what&#8217;s causing it is to manually inspect the seal. If you can&#8217;t find anything wrong there it&#8217;s time to call an expert.</p>
<p class="MsoNormal">Leaking Pipes</p>

<p class="MsoNormal">Due to my experience fixing leaky roofs in Phoenix I&#8217;ve seen this issue many times. Because our soil is so hard, water pipes are often ran up between the rafters instead of under the floor. If a leak happens above your ceiling but under your roof it&#8217;s easy to see how many people would mistake this for leaking roofs instead of busted pipes. To check this you&#8217;ll have to get in your attic and inspect your pipes. <p>While the mid-Hudson Valley escaped the worst of the damage wrought by Superstorm Sandy, many local residents did sustain damage caused by the high winds and rain brought by the storm.</p>
<p>Roofs in particular are vulnerable to wind damage in a storm, and homeowners may not even realize their homes were affected.</p>
<p>Reed Hitchcock, executive vice president of the Asphalt Roofing Manufacturer’s Association, said it is possible there could be no visible damage to your roof, and it might manifest later.</p>
<p>“Inspect the underside of the roof deck from the attic to detect leaks. Even minor roof leaks that go unnoticed can become a big problem when the next major storm hits,” Hitchcock said.</p>
<p>Nate Horowitz of J&#038;A Roofing Co. in Poughkeepsie and Kingston said, “It is possible the wind could have shifted some flashing or created an opening. After a driving rain/wind, if you don’t see any leaks, you’re probably in good shape.”</p>
<p>How do wind and heavy rain damage a roof?</p>
<p>Horowitz said, “High winds can blow off shingles and heavy rain combined with wind can actually cause rain to run up behind flashings, causing leaks that don’t occur during normal conditions.”</p>
<p>Flashing are thin pieces of sheet metal that are installed to keep water from coming into a structure from an angle or joint.</p>
<p>Hitchcock agreed, adding that if your roof is not properly installed, these conditions can expose the roof deck to the elements and allow moisture to seep in, potentially causing mold, rot or algae to form, and damage to property.</p>
<p>Horowitz said most of the damage in the mid-Hudson Valley from Superstorm Sandy was due to high gusting winds.</p>
<p>“The damage ranged from shingles blowing off to entire roofs blowing off. If people are concerned, they should call a professional roofing contractor such as J&#038;A Roofing for a free evaluation,” he said.</p>
<p>“Most leaks occur where roofs meet sidewalls and around penetrations such as skylights, vent pipes and chimneys,” Hitchcock said. These are typically areas where flashing has been installed.</p>
<p>“Flashings are the most vulnerable points; therefore, inspect the underside carefully at all flashing points for evidence of leakage, such as water stains. Missing or broken shingles can be individually replaced, and loose shingle tabs can be re-adhered with an application of asphalt roofing cement,” Hitchcock said.</p>
<p>He also cautioned that if homeowners are going to make a pre-assessment on their own, they should take precaution when surveying their roof for damage, particularly if trees have taken down power lines or blocked access.</p>
<p>“Inspections should be made from the ground using binoculars. Consult a roofing contractor or certified home inspector to evaluate your roofing system if shingles have been punctured, torn off or missing,” he said.</p>
<p>Many roofing contractors offer an assessment at no charge, but Hitchcock suggested consulting your local roofing contractor for prices, because every business is different.</p>
<p>“Regular maintenance and upkeep assures a property owner peace of mind and extends the life and performance of the roofing system,” Hitchcock said. “Keep gutters, roof valleys and roof surfaces clear of fallen leaves, pine needles, twigs and other litter so that water can drain freely. Fallen tree branches or those that scrape against a roof can cause significant damage. Cut back large branches extending over roofs, and have a professional inspect your yard for trees that should be removed altogether.”</p>
<p>Homeowners should check to make sure their gutter system is properly installed and has not sustained any damage.</p>
<p>Winter storm watch</p>
<p>Now that winter is on the way many homeowners might wonder what we can do to get our roofs ready for winter and prevent damage from heavy snow and ice.</p>
<p>“Ice damage from heavy snow and cold temperatures are usually related to a lack of insulation in the house more so then roofing issues,” said Nate Horowitz of J&#038;A Roofing. “If you look around at houses in your neighborhood after a snowstorm and all the snow has melted off a roof, it is usually due to a lack of insulation in the attic area. The home is losing heat straight up into the attic, which melts the roof deck and then the snow. That snow runs to the edge of the roof where it is unheated and refreezes. This forms an ice dam. Running water will then pond behind this dam and back up through the shingles. There is a material called Ice and Water Shield, which is used when installing a new roof, (that) is a preventive measure that prevents the water from coming into the house,” he said.</p>
<p>If we receive a heavy snowfall, and a homeowner decides to attempt remove snow from the roof, Hitchcock said proper care must be taken to avoid damaging it.</p>
<p>“For safety, use a broom or long extension pole. Never climb onto a wet or snow-covered roof. Extreme caution must be taken so that the shingles are not damaged by shovels, scrapers or foot traffic,” he said.</p>

	Tips for Hanging Christmas Lights</h2>

	With Christmas right around the corner we know most of you are pulling out the Christmas decor and getting it ready to hang around your house. We just wanted to offer a couple of tips to make sure your roof system is safe, and your decorations still look great.</p>
<ol style="list-style-type: decimal">

<p>
			<strong>Do not install nails or other fasteners that penetrate your shingles or tile</strong>. Although this is the most common way that people hang lights on their house, it also damages the integrity of the roof. Try instead using <a href="http://www.amazon.com/All-purpose-Light-Clips-Gutter-Shingles/dp/B006W1B95Q/ref=sr_1_11?s=home-garden&amp;ie=UTF8&amp;qid=1353418722&amp;sr=1-11&amp;keywords=shingle+clips" style="color: #000000;font-weight: normal;text-decoration: underline;">light clips</a> to hang your lights.</p>
</li>
<li>
<p>
			<strong>Light clips are available for multiple applications.</strong>. They can be installed on your gutters, on shingles, tile, shakes, drip edge and even the hips &amp; ridges of the roof.</p>
</li>
<li>
<p>
			<strong>Make sure you test your lights</strong> before carrying them to the roof, or up a ladder. It will help save you time, and make all the time moving up and down your ladder much safer.</p>
</li>
<li>
<p>
			<strong>Be cautious when walking on your roof</strong>. Tiles can break if not treaded on gently. Shingle roofs can be scuffed if you twist your feet as you walk.</p>
</li>
<li>
<p>
			<strong>Wear tennis shoes</strong>, or equivalent footwear so you don’t slip and fall while on the ladder or roof.</p>
